Real property in the City of San Leandro, County of Alameda, State of California, being a portion of the parcel of land described in the deed from Judith Carrie Warren, a widow, el al., to Manuel Dutra Faria, dated November 25, 1907, and recorded in Book 1438 of Deeds at page 24, Alameda County Records, and being further described as follows: Beginning at the intersection of the northeast line of Washington Avenue, (60 feet wide) formerly Watkins Street, County Road No. 535, with the northwest line of that certain 3 acre tract of land described in said deed; thence along last said line north 42°0n'00" east 22.35 feet to a point on a non -tangent curve, concave to the southwest, having a radius of 800.00 feet and a central angle of 11°06'56" (a radial line of said curve to said point bears north 50°59'04" east); thence southeasterly along said curve 155.20 feet to a tangent line drawn parallel with and 36.00 feet north- easterly measured at right angles from the said northeast line of Washington Avenue (south 27°54'00" east being taken as the bearing of the northeast line of Washington Avenue for the purpose of this description); thence along said tangent line south 27°54'00" east 37.75 feet to a tangent curve concave to the northeast, having a radius of 40.00 feet and a central angle of 42024'14"; thence southeasterly along last said curve 29.60 feet to a point on a non -tangent line, (a radial line of last said curve to last said point bears south 19°41'46" west); thence along said non -tangent line south 42000'00" west 49.48 feet to the said northeast line of Washington Avenue; thence along last said line north 27°54'00" west 228.27 feet to the Beginning.
