<br />CALLIBELLE NICKALS, a widow, hereby grants to the CITY OF SAN LEANDRO, a muni-
<br />cipal corporation, all that land situated in the City of San Leandro, County of
<br />Alameda, State of California, described as follows:
<br />Real property in the City of San Leandro, County of Alameda, State of
<br />California, being a portion of Lot 3, Estudillo Park, Eden Township,
<br />filed January 31, 1911, in book 26 of Maps, at page 7, Alameda County
<br />Records, more particularly described as follows:
<br />Commencing at the intersection of the northern line of Halcyon Drive,
<br />formerly Holland Avenue, 56 feet wide, with the western line of Hesperian
<br />Boulevard, formerly Telegraph Road, 60 feet wide, as said avenue and road
<br />are shown on said Estudillo Park, Eden Township; thence along last said
<br />line, north 00 11' 45" west (north 0° 11' 45" west being the bearing
<br />taken for the purposes of this description),75.11 feet to the TRUE POINT
<br />OF BEGINNING, said true point of beginning being also the point of cusp
<br />of a curve, concave to the northwest, having a radius of 32 feet, a radial
<br />of said curve to said point bears north 890 48' 15" east; thence along
<br />said curve, southerly, southwesterly and westerly, through a central
<br />angle of 900 11' 45", a distance of 50.37 feet to a compound curve, con-
<br />cave to the north, having a radius of 72 feet; thence along last said
<br />curve westerly, through a central angle of 120 50' 19", a distance of
<br />16.13 feet to a reverse curve, concave to the south, having a radius of
<br />88 feet; thence along last said curve, westerly, through a central angle
<br />of 120 50' 19", a distance of 19.72 feet to a tangent line, said tangent
<br />line being parallel with and 47 feet northerly, measured at right angles,
<br />from said line of Halcyon Drive; thence along said tangent line, south
<br />901 west, 27.50 feet; thence north 86° 33' 59" east, 50.09 feet to a
<br />tangent curve, concave to the northwest, having a radius of 32 feet;
<br />thence along last said curve, easterly, northeasterly and northerly,
<br />through a central angle of 830 19' 43", a distance of 46.54 feet to a
<br />tangent line; thence along last said line, north 30 14' 16" east, 9.04
<br />feet; thence north 44" 48' 15" east, 20.45 feet to a point on the said line
<br />of Hesperian Boulevard; thence along last said line, south 0° 11' 45" east,
<br />28.56 feet to the True Point of Beginning.
