<br />CALLIBELLE NICKALS, as her separate property, hereby grants to the CITY OF SAN
<br />LEANDRO, a municipal corporation, all that land situated in the City of San Leandro,
<br />County of Alameda, State of California, described as follows:
<br />Real property in the City of San Leandro, Alameda County, State of California,
<br />being a portion of Lots 2 and 3, Estudillo Park, Eden Twp., filed January 31,
<br />1911, in Book 26 of Maps, at page 7, Alameda County Records, more particularly
<br />described as follows:
<br />Commencing at the intersection of the northern line of Halcyon Drive, formerly
<br />Holland Avenue, 56 feet wide, with the western line of Hesperian Boulevard,
<br />formerly Telegraph Road, 60 feet wide, as said avenue and road are shown on
<br />said Estudillo Park, Eden Twp.; thence along said line of Hesperian Boulevard
<br />north 00 11' 45" west (north 00 11' 45" west being taken as the bearing of
<br />said line of Hesperian Boulevard for the purposes of this description), 103.67
<br />feet to the TRUE POINT OF BEGINNING; thence south 440 48, 15" west, 20.45 feet;
<br />thence north 30 14' 16" east, 41.05 feet to a line drawn parallel with and
<br />12.00 feet westerly, measured at right angles, from said line of Hesperian
<br />Boulevard; thence along said parallel line north 00 Ill 45" west, 184.52 feet
<br />to the northern line of said Lot 2; thence along last said line north 900
<br />east, 12.00 feet to a point on said line of Hesperian Boulevard; thence along
<br />said line of Hesperian Boulevard south 00 Ill 45" east, 210.99 feet to the
<br />TRUE POINT OF BEGINNING.
