<br />THE SINGER COMPANY, a corporation, hereby grants to the CITY OF
<br />SAN LEANDRO, a municipal corporation, all that real property situated
<br />in the City of San Leandro, County of Alameda, State of California,
<br />described as follows:
<br />PARCEL I
<br />A portion of that certain 2.47 acre tract of land described in the
<br />deed by Katie A. Mathews to L. PH. Bolander, Jr., dated August 14, 1929,
<br />recorded August 20, 1929, in Book 2202, page 138, Official Records of
<br />Alameda County, described as follows:
<br />Commencing at the intersection of the northwestern boundary line of
<br />that certain parcel of land described in the deed by Katie A. Mathews,
<br />a single woman, to Pratt -Rymer Company, a corporation, dated March 6, 1928,
<br />recorded March 7, 1928, in Book 1837, page 122, Official Records of
<br />Alameda County, with the southwestern line of Washington Avenue, formerly
<br />Watkins Street; thence along said southwestern line of Washington Avenue,
<br />north 26° 38' 48" west (north 26° 38' 48" west being assumed the bearing
<br />of Washington Avenue for the purpose of this description) 63.26 feet to
<br />the ACTUAL POINT OF BEGINNING: thence south 63° 21' 12" west 5.00 feet;
<br />thence north 68° 12' 14" west 80.13 feet; thence south 89" 53' 17" west
<br />107.20 feet to a tangent curve concave to the northeast, having a radius
<br />of 702 feet, and a central angle of 20° 08' 41"; thence along said curve
<br />southwesterly, westerly, and northwesterly 246.82 feet to its intersec-
<br />tion with a non -tangent line, said non -tangent line being the south-
<br />eastern line of Parcel One, as said parcel is described in the deed by
<br />Inter -Coastal Paint Corporation, a corporation organized under the laws
<br />of the State of Illinois, to the City of San Leandro, a municipal corpora-
<br />tion, recorded July 12, 1963, in Reel 935, Image 31, Official Records of
<br />Alameda County, a radial line to said point bears south 20° 01' 58" west;
<br />thence along said non -tangent line, north 639 21' 12" east 156.04 feet to a
<br />non -tangent curve concave to the northeast having a radius of 598 feet,
<br />and a central angle of 9° 50' 21" (a radial line to said point bears south
<br />90 43' 38" west); thence along said curve, southeasterly, easterly, and
<br />northeasterly 102.69 feet to a tangent line; thence along said tangent
<br />line, north 89° 53' 17" east 55.58 feet to a tangent curve concave to
<br />the northwest, having a radius of 40 feet and a central angle of 29° 18' 41";
<br />thence along said curve, northeasterly 20.46 feet to a non -tangent line,
<br />a radial line to said point bears south 29° 25' 24" east; thence along
<br />said non -tangent line, north 31° 37' 14" east 38.73 feet to a non -tangent
<br />curve concave to the southwest, having a radius of 40 feet, and a central
<br />angle of 29° 18' 41", a radial line to said point bears south 87° 20' 07"
<br />east; thence along said curve, northerly 20.46 feet to a point of cusp
<br />with a tangent line, said tangent line being the aforementioned south-
<br />western line of Washington Avenue south 26° 38' 48" east 211.84 feet to
<br />the actual point of beginning.

<br />A portion of the parcel of land described in the deed from Judith Carrie
<br />Warren, a widow, et al., to Manuel Dutra Faria, dated November 25, 1907,
<br />and recorded in Book 1438 of Deeds at page 24, Alameda County Records,
<br />and being also a portion of that certain 7-acre tract of land described
<br />in the deed from Silas McClure and wife to James B. Durman, dated
<br />December 11, 1866, and recorded in Book "W" of Deeds at page 471, Alameda
