PENNINGTON, his wife, as joint tenants, do <br />hereby GRANT to the City of San Leandro, a municipal corporation, the real <br />property described below, but if that certain "Local Grant Program Agreement", <br />Contract No. AA-89-1011 dated August 2, 1989, between the East Bay Regional <br />Park District ("EBRPD") and the City of San Leandro is properly terminated by <br />EBRPD on the basis of the City of San Leandro's default thereunder, then to <br />EBRPD.
