PARCEL 2: An easement for railroad clearance purposes for the existing spur track, appurtenant to Parcel 1, hereinabove described, over the following described land: COMMENCE at the intersection of the southeastern line of Marina Boulevard, 104 feet wide, formerly First Avenue, and formerly West Avenue 132"d, with the northern extremity of the curve with a 44 foot radius connecting said line with the northeastern line of Merced Street, as described in the deed to the City of San Leandro, dated January 10, 1962, recorded March 19, 1962, Reel 539, Image 139, Official Records, Instrument No. AT/35728, Alameda County; THENCE run on the last named line as follows: on said curve to the left and through a 42' 59' 09" angle, southerly 33.01 feet; south 28' 00' 00" east, 169.78 feet on a tangent curve to the right with a 420 foot radius, through a 6° 51' 08" angle, southerly 50.23 feet; and on a reverse curve to the left with a 420 foot radius, through a 60 51' 08" angle, southerly 50.23 feet to the northeastern line of Merced Street, 60 feet wide; THENCE on the last named line, south 280 00' 00" east, 419.68 feet; THENCE north 620 00' 00" east, 25 feet, north 280 00' 00" west, 110 feet, and north 620 00' 00" east, 352.78 feet to the actual POINT OF BEGINNING; THENCE run from a tangent bearing south 220 35' 59" east, on a curve to the right with a 367.42 foot radius, through a 28' 24' 14" angle, southerly 182.15 feet; THENCE south 84' 39' 04" east, 5.59 feet; THENCE from a tangent bearing north 50 17' 46" east, on a curve to the left with a 522.54 foot radius, through a 10' 35' 50" angle, northerly 96.64 feet; THENCE from a tangent bearing north 50 18' 04" west, on a curve to the left with a 300 foot radius, through a 17' 19' 52" angle, northerly 90.75 feet; and THENCE south 62' 00' 00" west, 11.42 feet to the actual POINT OF BEGINNING.
