(Ord. 99-025 § 307, 1999) <br />3.36.080 General controls and <br />limitations. <br />All real property in the project area is made <br />subject to the controls and requirements of the <br />plan. No real property shall be developed. <br />rehabilitated, or otherwise improved after the <br />effective date of the ordinance adopting the <br />plan except in conformance with the <br />provisions of the plan. (Ord. 99-025 § 308, <br />1999) <br />3.36.090 Construction controls <br />All construction undertaken in the project <br />area shall comply with applicable state and <br />local laws and regulations. The agency may <br />adopt additional performance and develop- <br />ment standards to control and direct <br />construction in the project area, including, <br />property rehabilitation standards and design <br />standards. (Ord. 99-025 § 308.1, 1999) <br />3.36.100 Parking and loading. <br />The parkin, and loading requirements are <br />those set forth in the general plan and the city <br />zoninz code. The agency is authorized to <br />establish additional parking and loading, <br />requirements. (Ord. 99-025 § 308.3, 1999) <br />3.36.120 Rehabilitation and retention <br />of properties. <br />The agency is authorized to rehabilitate and <br />conserve or cause to be rehabilitated and <br />conserved, buildings and structures in the <br />project area. Any existing structure within the <br />project area which the agency shall approve <br />for retention and rehabilitation shall be <br />repaired, altered, reconstructed, or rehabili- <br />tated in such manner that it will meet the <br />following requirements: (i) be safe and sound <br />in all physical respects, and (ii) be attractive in <br />appearance and not detrimental to the <br />surrounding areas. The preservation and <br />rehabilitation of structures of historical <br />significance will also be considered a priority <br />by the agency property rehabilitation <br />standards for the rehabilitation of existing <br />buildings and site improvements may be <br />established by the agency but must be not less <br />than the minimum requirements of the city. <br />(Ord. 99-025 § 308.4, 1999) <br />3.36.130 Limit on the number of <br />buildings. <br />Except as set forth in other sections of this <br />plan and to the extent that limitations are <br />imposed. the number of buildings in the <br />project area that may be expected upon <br />completion of the project may be regulated by <br />the agency. and shall not exceed the <br />limitations set forth in the general plan and the <br />city coning code, or applicable federal, state <br />and local statutes, ordinances and regulations. <br />as amended from time to tiny.
