"IS <br />GRANT DEED <br />VUKOVIC RETAIL PARTNERS, a California limited partnership, hereby grants to the CITY <br />OF SAN LEANDRO, a municipal corporation, all land situated in the City of San Leandro, County <br />of Alameda, State of California, described <br />PARCEL A <br />Real property in the City of San Leandro, County of Alameda, State of California, <br />being more particularly described as follows: <br />Commencing at the intersection of the northeastern line of Washington Avenue <br />(formerly Watkins Street) with the southern line of Halcyon Drive (formerly <br />Holland Avenue), as said Street and Avenue are shown on the Map of "Estudillo <br />Park, Eden Twp., Alameda County, California, 1910" filed January 31, 1911, in <br />Book 26 of Map at Page 7, in the Office of the County Recorder of Alameda <br />County; thence along said line of Halcyon Drive, East, 109.67 feet, to the <br />southwestern right of way line of the Southern Pacific Railroad (100 feet <br />wide), as said right of way is shown on said map; thence along said <br />southwestern line South 42' 22' 00" East, 48.73 feet to the southern line of <br />Halcyon Drive as described in the deed to the City of San Leandro recorded <br />September 18, 1979, Series No. 79-185974, Official Records of Alameda County; <br />thence along last said southern line, West, 15.63 feet to the TRUE POINT OF <br />BEGINNING; thence on a tangent curve to the left, with a radius of 42.00 feet, <br />through a central angle of 66' 01' 47" an arc distance of 48.40 feet; thence <br />North 27' 44' 00" West, 18.09 feet to a point on the southeasterly curve <br />between the southern line of Halcyon Drive and the northeastern line of <br />Washington Avenue, as said Drive and Avenue were widened by said deed to the <br />City of San Leandro; thence along last said curve to the right, whose center <br />bears South 36' 42' 57" East, with a radius of 45.00 feet, through a central <br />angle of 36' 42' 57" an arc distance of 28.84 feet;to a point on last said <br />southern line of Halcyon Drive; thence along last said line East 19.89 feet to <br />the TRUE POINT OF BEGINNING. <br />Containing 334 square feet, more or less. <br />
