Peluso 1990 Revocable Living Trust do hereby remise, release and quitclaim <br />to the City of San Leandro, a municipal corporation, all right, title and interest in and <br />to that certain parcel of real property situated in Alameda County, described as follows: <br />Commencing at the most westerly concrete monument in <br />Marina Boulevard, formerly First Avenue, as shown on the <br />Map of Mulford Gardens Addition, filed February 1, 1928, <br />in Book 7 of Maps at page 55, Alameda County Records, said <br />monument having grid coordinates of X = 1,511, 500.65 and <br />Y = 441, 678.36 based on the California Coordinate System, <br />Zone 3; (the bearing of Marina Boulevard being taken as <br />north 63' 18' 39" east for the purpose of this description) <br />thence south 45' 13' 41" west 1,378.02 feet to a point <br />having grid coordinates of X = 1,510, 522.37 and Y = 440, <br />707.84, said point being the true point of beginning; thence <br />south 5 ° 00' 00" east 105.00 feet; thence south 62 ° 59' 59" <br />west 198.32 feet; more or less, to the back edge of an existing <br />sidewalk, thence along the back edge of said existing sidewalk <br />the three following courses and distances: north 35 ° 30' 00" <br />west 25.00 feet; south 57° 00' 00" west 18.00 feet; and north <br />2 ° 30' 00" west 43.00 feet; thence departing from the back <br />
