<br />THE VANDERBILT GROUP, a California corporation, hereby grants to the CITY
<br />OF SAN LEANDRO, a municipal corporation, all land situated in the City of San
<br />Leandro, County of Alameda, State of California, described as follows:
<br />Real property in the City of San Leandro, County of Alameda,
<br />State of California, being a portion of the 71.68 acre tract
<br />of land conveyed by Fritz Stenzel and Henry Stenzel to Emilie
<br />Stenzel by deed dated August 6, 1890, recorded in Rook 409 of
<br />deeds at page 271, Alameda County Records, described as
<br />follows:
<br />Beginning at the intersection of the western line of Washington
<br />Avenue, 60 feet wide, with the northern line of Monterey
<br />Boulevard, as said boulevard is shown on the map of "Tract
<br />1149, City of San Leandro, Alameda County, California", filed
<br />December 23, 1953, in Book 34 of Maps, at page 18, in the
<br />office of the County Recorder of Alameda County; thence running
<br />along said western line of Washington Avenue N 0° 48' 45" W,
<br />105.00 feet; thence S 89° 11' 15" W, 12.00 feet, to a line
<br />drawn parallel with and 12.00 feet, westerly, measured at right
<br />angles, from said western line of Washington Avenue; thence
<br />along said parallel line S 0° 48' 45" E, 105.01 feet, to a
<br />tangent curve, concave to the northwest, having a radius of
<br />20.00 feet, a central angle of 890 40' 48", and a length of
<br />31.30 feet; thence along said curve southerly, southwesterly,
<br />and westerly to a point of cusp with a tangent curve, concave
<br />to the south, having a radius of 338.00 feet, a central angle
<br />of 00 19' 12", and a length of 1.89 feet, a radial line of last
<br />said curve at said point of cusp bears N 10 07' 57" W; thence
<br />along said curve easterly to a reverse curve, concave to the
<br />northwest, having a radius of 20.00 feet, a central angle of
<br />900 00' 00", and a length of 31.42 feet, a radial line of said
<br />curve at said point of tangency bears S 000 48' 45" E; thence
<br />along said curve easterly, northeasterly, and northerly to a
<br />nontangent line; thence along said nontangent line N 890 11'
<br />15" E, 10.00' to the Point of Beginning.
