E A S E M E N T elo i, DELTA PROPERTIES, a partnership, hereby grants to the CITY OF SAN LEANDRO, a municipal corporation, an easement for installation and maintenance of underground traffic signal equipment under all that real property situated in the City of San Leandro, County of Alameda, State of California, described as follows: Real property in the City of San Leandro, County of Alameda, State of California, being a portion of that parcel of land known as Parcel 1 in the deed from St. Regis Realty Corpora- tion, a Nevada corporation, to Delta Properties, a general partnership, recorded November 2, 1972 on Reel 3268 at Image 626 (72-149696), Alameda County Records, and being further described as follows: Commencing at the intersection of the southeast line of Marina Boulevard (104 feet wide), formerly First Avenue or West Avenue 132, with the northerly extremity of a curve having a radius of 44.00 feet and a central angle of 42' 59' 09" as said curve is described in the deed from Harry Bogart, et al., to the City of San Leandro, dated January 10, 1962, and recorded March 19, 1962 on Reel 539 at Image 139 (AT-35728), Alameda County Records; thence southerly along said curve through a central angle of 42' 59' 09" a distance of 33.01 feet to a tangent line, said tangent line being the northeast line of Merced Street; thence along last said line south 28' 00' 00" east 169.78 feet; thence southeasterly along a tangent curve, concave to the southwest, having a radius of 420.00 feet, through a central angle of 6° 51' 08", a distance of 50.23 feet; thence southeasterly along a reverse curve, concave to the northeast, having a radius of 420.00 feet, through a central angle of 6° 51' 08", a distance of 50.23 feet; thence along a tangent line south 28' 00' 00" east 142.00 feet; thence north 62' 00' 00" east 31.00 feet to the TRUE POINT OF BEGINNING; thence continuing north 62' 00' 00" east 40.00 feet; thence along a line drawn parallel with and 71.00 feet northeasterly, measured at right angles, from the northeast line of Merced Street (60 feet wide), south 28' 00' 00" east 40.00 feet; thence south 62° 00' 00" west 40.00 feet; thence along a line drawn parallel with and 31.00 feet northeasterly, measured at right angles, from the said northeast line of Merced Street, north 28° 00' 00" west 40.00 feet to the TRUE POINT OF BEGINNING.
