Building site requirements include <br />a minimum site width of 50' and a minimum lot <br />size should be 5,000 sq. ft. Height limitation <br />within the C-C district is to a maximum of 50', <br />and there are no yard requirements within this <br />district except when it is within the same block <br />or the same side of the street as an "R" district. <br />Off-street paJj,j4?, _requixrements applicable to <br />T usiness offices include one parking space per <br />3S0 sq. ft. of usable building area. In the <br />case of the subject property, were it to be <br />converted eral offices, this would be ap- <br />proximately 25 sp, ces. Al- <br />though constructed for a specific use, that is, <br />as a municipal court building, with a connecting <br />tunnel to the adjacent public safety building <br />(municipal police department), a special holding <br />cell, and an abundance of public restrooms to <br />accommodate the general public, the facility <br />could, in the appraiser's opinion, be adapted <br />economically for the above uses. <br />SITE AND The subject property fronts Toler Ave. 71.5', <br />NEIGHBORHOOD distant 69' southwesterly of the northwesterly <br />DESCRIPTION corner of Toler Ave. and E. 14th St. The pro- <br />perty is irregular in shape and is set back _201 <br />front E. 14th St., 12' from Toler St. near the <br />corner.
