CORRELATION
VALUATION
CONCLUSIONS
OF Property value estimated by use of the income
approach is 530,000; total property value'
indicated by W6e 56st approach is $549,000.
Were the subject property a general office
building and not a special use property, the
appraiser would lean toward the income approach;
however in this case there may be some benefits
that would accrue to the City of San Leandro
were they to acquire this property. The build-
ing lies within their civic center complex,
architecturally it blends well with the other
buildings, and it could be adapted for some
administrative uses. On the other hand the
building was designed specifically as a court
building and the city, were they to acquire it,
would be faced with a sizable remodeling expen-
diture. Off-street parking would be a major
problem for this building. Certainly the
building's value would have to be discounted
were the building used as a private development
or for public use for that matter. The average
of the valuation conclusions. is $539,500 and
the appraiser has adopted as his final opinion
of market -value, $540,000.
