<br />south 20 t8147" east 555.781 feet to a point on a non -tangent
<br />curve, said curve being concave to the northeast, having a radius
<br />of 1940.00 feet, and a central angle of 145031' 2611, a radial line
<br />to said point bears north 61012' 16" west; thence along said curve,
<br />southwesterly, southerly, southeasterly, easterly, and northeasterly
<br />4927.346 feet to a non -tangent line, said line being parallel
<br />with the southwesterly prolongation of the centerline of Williams
<br />Street, and 88 feet, measured at right angles, southeasterly there-
<br />from; thence along said non -tangent line, north 63018, 44" east 481.240
<br />feet; thence north 17036' 54" west 1782.248 feet; thence north
<br />29019' 29" east 388.051 feet to the southwesterly prolongation of
<br />the southeastern line of the 21.13 acre tract of land described in
<br />the deed by Thomas Petersen and Anna Watkins to Charles Petersen,

<br />County Records; thence along said prolongation and line, north 70°
<br />54, 04" east 70.546 feet to the point of beginning.
<br />EXCEPTING from the above described property for the benefit of Oakland
<br />Scavenger Company, its successors and assigns, as and for an appur-
<br />tenance to the real property described in Exhibit "B" annexed hereto,
<br />and to each and every part thereof, a perpetual easement for public
<br />utility services, includin-, but without limitation, telephone, gas,
<br />water, electricity, and sewer lines; and for roadway purposes for
<br />vehicles and pedestrians, including, but without limitation, the
<br />right to construct and maintain such roadway in conformity with
<br />orginances of the City of San Leandro subject to prior approval of
<br />the City of San Leandro of the design of any portion of said roadway,
<br />including bridges to support said roadway, to be constructed over or
<br />across the drainage canal now existing within the property subject to
<br />this easement; provided that no commercial vehicles hauling garbage,
<br />refuse or fill material and no trucks in excess of a gross weight of
<br />25 tons shall be entitled to use said roadway. The property subject
<br />to said easement is described as follows:
<br />Beginning at a point on the centerline of Williams Street (60 feet
<br />wide), said point being the aforementioned southwestern corner of the
<br />parcel of land described in the quitclaim deed from Oakland Scavenger
<br />Company to Sarah C. Mendonca, a widow, dated February 8, 1960, recorded
<br />March 2, 1960, on Reel 37, Image 754, Official Records, of Alameda
<br />County, last said corner being at the northeastern corner of the parcel
<br />of land described in the quitclaim deed from Robert C. Joughin and Janet
<br />M. Jouihin, his wife,to Oakland Scavenger Company, dated March 13, 1962,
<br />recorded March 13, 1962, on Reel 535, Image 196, Official Records of
<br />Alameda County; thence along the eastern line of the last mentioned
<br />parcel of land, south 9049' 16" east 31.349 feet to the southeastern
<br />line of said Williams Street; thence along the said southeastern line
<br />of Williams Street and its southwesterly prolongation, south 63,118,44"
<br />west 195.997 feet to its intersection with that certain aforementioned
<br />line designated as north'17036'54" west 1782.248 feet; thence along
<br />the last mentioned line, north 17036' 54" west 60.760 feet to the
<br />southwesterly prolongation of the northwestern line of said Williams
<br />Street, thence along said prolongation, north 63018, 44" east 197.254
<br />feet to its intersection with that certain aforementioned line design-
<br />ated as south 23021' 06" east 1261.56 feet; thence along the last
<br />mentioned line, south 23021' 06" east 30.051 feet to the point of
<br />beginning.
