PROPERTIES, LTD. <br />MARINA COMMUNITY CENTER AND MARINA VISTA SUBDIVISION LOT LINE ADJUSTMENT <br />RECOMMENDATION <br />Staff recommends adoption of a Resolution authorizing the City manager to execute a Grant <br />Deed on behalf of the City. <br />BACKGROUND <br />When the Marina Community Center site on Wicks Boulevard was originally acquired, the <br />northerly property line of the site was set back 20 feet from the Community Center <br />building wall. This 20 feet accommodated all potential building code setback <br />requirements. However, it resulted in a 13 foot jog in the property line between the <br />Community Center and the Marina Vista project. <br />Prior to approval of the Marina Vista Subdivision on Wicks Boulevard, City staff and the <br />developer discussed the possibility of "straightening out" the property line between <br />the subdivision and the Marina Community project. It was found that the building codes <br />would allow for the property line change. <br />The relocation of boundary line between Marina Community Center and Marina Vista project <br />will be beneficial to both the City and developer. The community center will gain <br />additional space for the proposed patio as shown in the preliminary design and the Marina <br />Vista subdivision will have enough space for landscaping improvements along the southerly <br />entrance to the development from Wicks Boulevard. <br />DISCUSSION <br />To straighten out the property line, an exchange of property is necessary. Approval of <br />the City Council is required to allow the transfer of City property to the developer. <br />The City will deed 1621 square feet of property to the developer and in exchange the <br />developer will deed 1200 square feet of property to the City. The developer will also <br />raise the height of wall between the two properties to eight (8) feet from the originally <br />proposed six (6) feet; this will provide better security and noise protection for both <br />parties. The developer will also provide an emergency access door through the wall as <br />recommended by the Fire Department. <br />Fiscal Impact <br />The conveyance of property to H.F.
