(;RANT nF.FD <br />The CITY nF SAN LFANDRO, a muricipal corporation, hereby grants <br />to TF?E SINGER COMPANY, a New Jersey corporation, all the real property <br />situated in the City of San Leandro, County of Alameda, State of California, <br />described as follows: <br />Real property in the City of Gan Leandro, County of Alameda, <br />State of California, being a Portion of Parcel One described <br />in the deed by Inter --Coastal Paint Corporation to the City of. <br />San Leandro, a municipal corporation, dated July 5, 1963 and <br />recorded .July 12, 1963 on Reel 935 at Image 31, Alameda County <br />Records, and being further describers as follows: <br />PARCEL 1: <br />Commencing at the intersection of the southwest line of Wash- <br />ington Avenue, (formerly Watkins Street), 60 feet wide, with <br />the southeast line of that certain strip of land, 20.00 feet <br />in width, described in the deed dated November 3, 1.909, from <br />r'atie A. Mathews to Pudson Lumber Company, recorded in Kook 1688 <br />of Deeds, at page 9, Alameda County Records; thence along last <br />said line south 63° 22' 07" west 17.00 feet to the TRUE POINT OI' <br />REGI'v'hING; thence along a line drawn parallel with and 17.00 <br />feet southwesterly, measured at right angles from said southwest <br />line of WashinRton Avenue, south 26° 38' 48" east 0.42 feet (south <br />26° 38' 48" east heinp taken as the bearing of the southwest line <br />of Washington Avenue for the purpose of this description), to a <br />tangent curve concave to the northeast, having a #dies of 575.00 <br />feet and a central angle of 9° 51' 50"; thence southeasterly along <br />said curve, 98.99 feet to a reverse curve concave to the south- <br />west, having a radius of 575.00 feet and a central angle of <br />9° 51' 50": thence southeasterly along last said curve, 98.99 feet <br />to said southwest line of Washington Avenue; thence along the <br />said southwest line of Washington Avenue, south 26° 3£' 48" east <br />0.42 feet; thence south 63' 21' 12" vest 195.45 feet to a point <br />on a non -tangent curve concave to the northeast, having a radius <br />of 598.00 feet (a radial line to said non -tangent curve at last <br />said point bears south 9° 41' 42" west); thence northwesterly along <br />last said curve through a central angle of 23° 19' 33" a distance <br />of 243.28 feet to a non -tangent line (a radial line to last said <br />curve at said non -tangent line bears south 33° 02' 15" west); thence <br />along last said non -tangent line north 33° 02' 15" east 9.14 feet to <br />a tangent curve, concave to the southeast, having, a radius of 100.00 <br />feet; thence northeasterly along_ the last said curve through a central <br />angle of 30° 19' 52" a distance of 52.94 feet to the said southeast <br />line of that certain strip of land 20.00 feet wide; thence along the <br />last said line north 63° 22' 07" east 281.63 feet to the TRUE POINT OF <br />BECIIMING. <br />The above described parcel of land contains 56,097 square feet, <br />more or less. <br />
