CONDITIONS OF APPROVAL <br />PLN22-0024 <br />1260 Pacific Avenue (APN 075-0115-072-00) <br />Phay Tac Lau, (Applicant) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. Permitted Use. This Site Plan Review conditional approval permits the <br />construction of a two-story addition (2,977 square feet), to an existing 1,011- <br />square-foot, one-story duplex. The resulting two-story duplex would total 3,988 <br />square feet. The subject property is 1260 Pacific Avenue, also known as Alameda <br />County Assessor's Parcel Number 075-0115-072-00. <br />C. Expiration. Pursuant to Zoning Code Section 2.04.408(J), this approval shall lapse <br />on Monday, October 7, 2024, unless a) there is diligent progress evidencing a good <br />faith intent to commence the intended use, or b) an occupancy permit has been <br />issued, or c) a written request for a one-year extension of the approval is approved <br />by the Zoning Enforcement Official. <br />D. Succession. The Applicant and/or Property Owner shall be responsible for assuring <br />that any successor in interest who assumes responsibility for this zoning approval <br />is informed of its terms and conditions. <br />E. Recordation. The approval granted by the City as a result of this application, as <br />well as the Conditions of Approval, shall be recorded in the office of the County <br />Recorder of Alameda County. <br />F. Amendments.
