28. All uses and activities shall comply with the provisions of the San Leandro Noise <br />Regulations (Municipal Code Title 4, Chapter 1, Article 11). Music shall not be plainly <br />audible at a distance of 50 feet from the building, as required in Municipal Code <br />Section 4-1-1115(e)(1). <br />29. Any new or replacement exterior lighting proposed shall below wattage, located and <br />designed to be fully shielded to cast light downward and not shine on adjacent <br />properties, including the residential properties on Orchard Avenue. <br />GENERAL CONDITIONS <br />30. Planning Permit Fees. Any outstanding Planning Services deposit fees or balance <br />shall be paid prior to issuance of a building permit or a building license, whichever <br />comes first. <br />31. Recordation.
