PAYMENT OF UTILITIES <br />Licensee shall pay for all utilities furnished to the license area, related to Licensee's operation and <br />maintenance of the Licensed Property. <br />I. SIGNAGE <br />1, Licensee shall install and maintain, or cause to be installed and maintained, at all times in <br />a neat, clean, graffiti-free and legible condition all pavement markings and enclosure signs <br />delineated in Exhibit B. <br />2. Licensee shall install other reasonable signage, including pavement signage or markings, <br />related to the maintenance and operation of the Licensed Property including enclosure <br />areas, service and employee parking, and to prevent use of said areas for unauthorized <br />disposal, as determined by City <br />J. EMERGENCY EXIT PASSAGEWAY <br />Licensee agrees to maintain the emergency exit passageway serving the occupant at 1401 <br />Washington Avenue, located adjacent to the southerly side of the Licensed Property, free and clear <br />of any obstructions whatsoever at all times. <br />K.
