B. Any new permitted food uses shall provide parking at a ratio as required by the <br />Zoning Code in effect; documentation of compliance (e.g., a parking analysis table) <br />shall be provided to the Zoning Enforcement Official for verification. <br />C. The maximum percentage of compact parking spaces shall be 35 percent. <br />D. A required number of parking spaces shall be handicapped spaces and shall <br />conform to City requirements for size, location and access for such spaces. <br />E. All parking stall dimensions and aisle widths shall conform to City parking design <br />standards. <br />F. No parking space included in the above plan shall be so designed to create unsafe <br />maneuvering movements to enter or exit the space. <br />G. No parking space shall be designated for the exclusive use of any one tenant. <br />H. The site shall be adequately posted specifying delivery time to prohibit overnight <br />or prolonged truck parking. The precise size and wording of the signs as well as <br />sign locations shall be reviewed and approved by the Zoning Enforcement Official. <br />I. Access roadways, as required by the San Leandro Uniform Fire Code, shall be <br />provided and maintained around the building at all times. Such roads shall be hard - <br />surfaced and capable of supporting the weight of fire apparatus. Additionally, such <br />roads shall be a minimum of 20 feet in unobstructed width. <br />J. The Property Owner shall be responsible to pay any reasonably incurred costs to <br />the City of San Leandro to enforce the availability of parking for the recreational <br />ball fields adjacent to the shopping center. Said reasonably incurred costs shall not <br />exceed $1,000 in an annual year during the life of the ground lease between the <br />developer and Caltrans and that the $1,000.00 amount shall be subject to the annual <br />review by the Planning and Building Director in consultation with the Recreation <br />Department Director for necessary increases based on past practice and <br />performance. <br />VIII. MAINTENANCE <br />A. All structures shall be structurally sound and well maintained at all times; any <br />damage to the structures shall be promptly repaired. <br />B. The entire site shall be well -maintained and kept free of litter and weeds at all times. <br />C. Any graffiti on the property shall be promptly removed. <br />D. All landscaping improvements shall be maintained in a healthy, growing condition <br />at all times. Landscaped areas shall be irrigated by an irrigation system designed to <br />reduce water usage.
