* For purposes of this criteria, the baseline for existing parking and traffic demands shall be those <br />established by initial tenancies and uses and no greater than those contemplated in the project's approval. <br />Parking and traffic demands of a proposed use in excess of those contemplated in the project's approval <br />shall be determined by the ITE trip generation manual or other commonly accepted traffic or industry <br />standard. <br />X. GENERAL CONDITIONS <br />A. Hours of operation shall not create a significant impact on surrounding uses. <br />B. Any above -ground electrical or gas meters, new transformers, outdoor refuse <br />storage areas or other utility areas shall be screened from view by a fence, wall or <br />landscaping to the satisfaction of the Zoning Enforcement Official. <br />C. All signs shall be consistent with the most current Master Sign Program and <br />Chapter approved for the site. <br />D. No loitering shall be permitted on the site and, if so requested by the San Leandro <br />Police Department, the site shall be posted to permit enforcement of City <br />Ordinances pertaining to loitering on the site. <br />E. All requirements of the San Leandro Fire Code and Building Code shall be <br />satisfied. <br />F. Construction activity shall adhere to the City of San Leandro's Noise Ordinance <br />(ORDINANCE NO. 2003-005). Construction activities carried on in violation of <br />this Article may be enforced as provided in Section 4-11-1130, and may also be <br />enforced by issuance of a stop work order and/or revocation of any or all permits <br />issued for such construction activity. <br />G. Construction activity shall not create dust, noise or safety hazards for adjacent <br />properties. <br />H. The approvals granted by the City as a result of this application, as well as the <br />Conditions of Approval, shall be recorded in the office of the County Recorder of <br />Alameda County. <br />I. No application for amendment of the application or Conditions of Approval may <br />be accepted or submitted for processing by the City unless (i) there is full <br />compliance with all terms of the application and Conditions of Approval; or (ii) the <br />Zoning Enforcement Official waives compliance with the terms of the application <br />and Conditions of Approval pending application for the amendment. <br />AGREEMENT TO CONDITIONS May 27, 2022 <br />PLN21-0047, Minor Amendment to PD-88-5 1245 Marina Boulevard <br />Page 10 of 10 <br />
