CONDITIONS OF APPROVAL <br />PLN21-0047, Minor Amendment to PD-88-5 <br />1245 Marina Boulevard (APN 79A-295-3-4) <br />Johnson Lyman Architects, LLP (Applicant) <br />and <br />Gateway Buena Park, Inc. (Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The Property Owner shall comply with all conditions of approval. Any change to <br />the project shall be subject to the review and approval of the Zoning Enforcement <br />Official except as herein after modified. (Exhibits are on file in the City of San <br />Leandro Community Development Department, 835 East 141h Street, San <br />Leandro, California, 94577). <br />Exhibit A — Exhibit A, Site Plan with Building References <br />II. MITIGATION OF ENVIRONMENTAL IMPACTS <br />A. Improvements which are solely for the convenience of the Property Owner in <br />expediting occupancy of the site prior to completion of the full improvements shall <br />be paid for by the Property Owner. <br />B. Prior to issuance of any building permits, the Property Owner shall comply with all <br />applicable provisions of the City's Underground Utility Master Plan and shall pay <br />any applicable fees related thereto. <br />C. Interior noise levels shall not exceed 65 dba. <br />III. OFF -SITE IMPROVEMENTS <br />A. Developer Fees for Street Improvements (DFSI) shall be paid to the City as required <br />by the Municipal Code. <br />B. All site improvements shall be designed and constructed to City standards. <br />C. The Property Owner, or their successors, shall comply with all particulars of the <br />May 15, 1989, Public Improvement Agreement between Reynolds & Brown, Inc., <br />and the City in accordance with the time schedule specified in that Agreement. <br />IV. ON -SITE IMPROVEMENTS <br />A.
