CONDITIONS OF APPROVAL PLN21-0047, Minor Amendment to PD-88-5 1245 Marina Boulevard (APN 79A-295-3-4) Johnson Lyman Architects, LLP (Applicant) and Gateway Buena Park, Inc. (Property Owner) I. COMPLIANCE WITH APPROVED PLANS A. The Property Owner shall comply with all conditions of approval. Any change to the project shall be subject to the review and approval of the Zoning Enforcement Official except as herein after modified. (Exhibits are on file in the City of San Leandro Community Development Department, 835 East 141h Street, San Leandro, California, 94577). Exhibit A — Exhibit A, Site Plan with Building References II. MITIGATION OF ENVIRONMENTAL IMPACTS A. Improvements which are solely for the convenience of the Property Owner in expediting occupancy of the site prior to completion of the full improvements shall be paid for by the Property Owner. B. Prior to issuance of any building permits, the Property Owner shall comply with all applicable provisions of the City's Underground Utility Master Plan and shall pay any applicable fees related thereto. C. Interior noise levels shall not exceed 65 dba. III. OFF -SITE IMPROVEMENTS A. Developer Fees for Street Improvements (DFSI) shall be paid to the City as required by the Municipal Code. B. All site improvements shall be designed and constructed to City standards. C. The Property Owner, or their successors, shall comply with all particulars of the May 15, 1989, Public Improvement Agreement between Reynolds & Brown, Inc., and the City in accordance with the time schedule specified in that Agreement. IV. ON -SITE IMPROVEMENTS A. All on -site electrical service and communication lines shall be placed underground except related transformers which will be above ground and screened.
