This Plan meets or <br />exceeds the requirements of a “Model Plan” per the Guidelines. <br /> <br />It should be noted that, with certain narrow exceptions, Federal funds cannot be <br />used for any “displaced person” who is an alien not lawfully present in the United <br />States. All households will receive relocation benefits. <br /> <br />No mandatory displacement activities will take place prior to the required reviews <br />and approval of this Plan. <br /> <br />RELOCATION PLAN <br /> <br />This Relocation Plan has been prepared in accordance with the provisions of the <br />Uniform Relocation Assistance and Real Property Acquisition Policies Act of 1970, <br />as amended, (the ‘Uniform Act’); ); and the California Relocation Assistance Law, <br />California Government Code Section 7260 et seq (the “CRAL”) and the California <br />Relocation Assistance and Real Property Acquisition Guidelines, Title 25, California <br />Code of Regulations, Chapter 6, Section 6000 et seq. (the "Guidelines") for <br />residential displacements and HUD 1378. <br /> <br />No displacement activities will take place prior to the required reviews and approval <br />of this Plan. In order to attain its overall development goals for the Project, it is the <br />City’s intention to provide a fair and equitable relocation program for all eligible <br />Project displacees. <br /> <br />A. General Demographic and Housing Characteristics <br /> <br />To obtain information necessary for the implementation of the Plan, interviews were <br />conducted with the current tenants on the Project site. Inquiries made of the <br />occupants included household size and composition, ages of occupants, rental and <br />income information, length and type of occupancy, ethnicity, primary language in the <br />home, disabilities and health problems, and preferences related to replacement <br />housing and location. <br /> <br />All information of a statistical nature supplied by property management and the <br />households was purely anecdotal in nature and not validated by documentary <br />evidence such as will otherwise be required to comply with relocation qualifying <br />criteria. <br />
