City of San Leandro <br />14143-14273 Washington Avenue Warehouse Project <br /> <br />18 <br />Table 4 Project Consistency with General Plan and Municipal Code <br />Policy/Standard Project Consistency <br />City of San Leandro 2035 General Plan <br />Policy LU-8.5. Maintain areas in the City that are <br />appropriate for lumberyards, construction <br />suppliers, automotive repair shops, and other <br />commercial uses that are industrial in character or <br />that are typically located in industrial areas. While <br />development standards in these areas should <br />respect the operational characteristics of these <br />uses, they should still promote aesthetic <br />improvements, adequate buffering for nearby <br />uses, traffic safety, and a more positive visual <br />image. <br />Consistent. The project would involve construction and operation <br />of a warehouse structure. Existing land uses surrounding the <br />project site include warehouses, automotive repair shops, and <br />home supply stores. Therefore, the proposed warehouse would <br />be consistent with the existing commercial and industrial <br />character of the project site surroundings. Additionally, as <br />described in the Project Description, the proposed warehouse’s <br />exterior would include concrete painted off-white and beige <br />neutral colors, wood paneling, and metal trim, which would result <br />in aesthetic improvements compared to existing conditions and <br />promote a positive visual image in the project area. Therefore, <br />the project would be consistent with this policy. <br />Source: City of San Leandro 2016a;; First Industrial Realty Trust 2022 <br />The project would involve rezoning the project site from Commercial Community, Assembly Use <br />Overlay to Industrial General, and a lot line adjustment to combine all parcels into a single lot. <br />Table 5 below demonstrates that the proposed project would be in compliance with Industrial <br />General standards, specifically those that regulate scale and massing, pursuant to SLZC <br />Section 2.12.300.
