Pursuant to the Zoning Code, Offices, Business and <br />Professional is permitted per Zoning Code Section 2.08.204.A.13 and Artists' Studios is conditionally <br />permitted per Zoning Code Section 2.08.204.C.3. A use permit is required for the establishment of any <br />new land use in the S Overlay District per Zoning Code Section 3.16.112.A. Zoning District: CN (S) <br />Commercial Neighborhood District (Special Review Overlay District); Alameda County Assessor's <br />Parcel Number 079A-0568-005-00; Joe Bressler/CARGO SOLUTIONS — USA (applicant/property <br />owner). <br />NOW, THEREFORE, pursuant to the applicable provisions of the Zoning Code, it is mutually <br />agreed as follows: <br />1. Applicant agrees to comply with the Conditions of Approval adopted by the City of San <br />Leandro Board of Zoning Adjustments, more specifically described in the list of Conditions of Approval, <br />attached hereto, and as described in the exhibits on file in the Community Development Department, all <br />of which are incorporated herein by this reference. <br />2.
