<br />Consulting Services Agreement between City of San Leandro and Last revised 4/30/2024 <br />Currie Engineers for Maintenance Software Needs Assessment Exhibit A – Page 1 of 1 <br />EXHIBIT A <br /> <br />SCOPE OF SERVICES <br /> <br />Overview: In 2021, the City of San Leandro Water Pollution Control Plant implemented a new <br />Computerized Maintenance Management System (CMMS) to increase the efficiency of the Maintenance <br />Section, maintain the Preventative Maintenance (PM) program and provide historical information on <br />maintenance activities. However, the system is not currently meeting those needs. This project will to <br />identify industry best practices for effective CMMS use and how they can be applied to San Leandro. <br /> <br />Task 1: Assess Current Setup and Needs <br /> <br />1. Assess current CMMS configuration and use of system within maintenance process <br />a. Review Asset Essentials and interview supervisor (16 hrs) <br />2. Document pain points as identified from staff . <br />a. Interview staff <br />b. Summarize pain points <br />3. Document inefficiencies based on best practices <br />a. Summarize current practices that aren’t working well and should be changed <br />4. Document reports to be created <br />a. Interview Plant Manager <br />b. Identify data that is not currently being collected in order to create re quested reports. <br /> <br />Task 2: Documentation of Best Practices <br />For each of the items below, write up of the best approach to save time and effort for staff <br /> <br />1. Assets-what needs to be included; asset qualification protocol <br />2. PM-grouping, frequency <br />3. WO entry-standardize inputs <br />4. Assignment-how all WO are assigned and prioritization <br /> <br />Task 3: Work Estimates <br />Create estimates for the amount of time needed to implement the suggested changes. <br /> <br />1. Estimated time to update asset list <br />2. Estimated time to update Work Order templates <br />3.
