<br /> <br />Consulting Services Agreement between City of San Leandro and Last revised 12/21/22 <br />Kodama Diseno, Inc. for On-Call Design Assistance Services Exhibit A – Page 2 of 2 <br /> <br />The design proposal must include construction-level, existing and proposed elevation(s), <br />drawn to scale which will be used to illustrate the proposed improvements to the <br />applicant and to contractors for bidding purposes. In certain cases, existing construction <br />documents may be available; in other instances, as-built drawings will need to be <br />completed for the applicable exterior elevations of the building. They should include <br />measurements of all significant features to be installed, construction details, and <br />specifications for materials and hardware, specific colors and finishes. <br /> <br />d. Meeting Two/Three: City staff will arrange a second meeting with the applicant and the <br />Contractor to review the drawings and specifications. Colors and finishes will be reviewed <br />and agreed upon. A more precise figure for the estimated cost of the improvements will <br />also be presented. <br /> <br />e. Bidding Process: The Contractor will be responsible to review the bids received for their <br />compliance with the specifications called for in the design documents and to ensure that <br />no improper substitutions are made. <br /> <br />f. Building Review: The Contractor will be responsible for taking the project through the City’s <br />Building Permit approval process. <br /> <br />g. Construction Oversight: The Contractor will be responsible to assist City staff and the <br />applicant with monitoring the construction process. Typically, this could include up to three <br />(3) site visits, including a walk- through with the applicant and the Contractor to confirm <br />project completion. Additional visits shall be requested by Contractor and authorized by <br />Client. <br /> <br />Project Schedule <br /> <br />The average timeline for a minor façade improvement project is 4 to 6 months, from application <br />through reimbursement. A major façade rehabilitation project averages 12 to 14 months. The average <br />timeline for a tenant improvement project is 3 to 9 months.
