EXHIBIT A <br />Legal Description for Lot Merger <br />Parcel A <br />All that real property situated in the City of San Leandro, County of Alameda, State of California, <br />described as follows: <br />Being a merger of Parcels One, Two, and Three, as said parcels are described in the Grant Deed to Asian <br />Health Services, a California nonprofit public benefit corporation recorded September 01, 2022 as <br />Document No. 2022-152353, Official Records of Alameda County, being more particularly described as <br />follows: <br />BEGINNING at the intersection of the northeastern right of way line of East 14th Street, with the <br />southeastern right of way line of Oakes Boulevard; thence southerly along said northeastern right of way <br />line, South 30°55'20" East 226.50 feet to the Northwesterly line of the property described in the Trust <br />Transfer Deed from Rodolfo A. & Elena M. Gonzalez to Rodolfo A. & Elena M. Gonzalez as trustees of <br />the Rodolfo A. & Elena M. Gonzalez Family Revocable Living Trust recorded February 27, 2017 as <br />Document Number 2017-050704, Official Records of Alameda County; thence along said northwesterly <br />line, North 59°1 l'00" East 120.09 feet to the northernmost corner of said Gonzalez parcel; thence along <br />the northeasterly line of said parcel, South 30°49°00 East 50.00 feet to the northwestern right of way line <br />of Begier Avenue; thence along said northwestern right of way line, North 59' 11'00" East 25.09 feet to <br />the southwestern line of the property described in the Deed from Felipe D'Cunha and Olga D'Cunha to <br />the D'Cunha Family Trust recorded September 19, 2003 as Document number 2003-554806, Official <br />Records of Alameda County; thence along said southwestern line, North 30°55'00" West 136.50 feet to a <br />point on the southeastern line of the property described in the Deed from Albert H.
