I further find and declare that said lot line adjustment is hereby approved. This certificate does not constitute the actual transfer of title of any portion of the parcels. It is to be recorded concurrently with the deed or deeds of conveyance necessary to transfer the title of the portion or portions of parcels proposed by this lot line adjustment.
