Project Description <br /> <br />Environmental Impact Report 2-13 <br />The proposed project would include two main surface parking areas. The lot on the west side of the <br />building would consist primarily of parking spaces for passenger vehicles. A total of 204 parking <br />spaces would be provided for passenger vehicles, consisting of the following: <br /> 116 standard parking spaces (9 feet by 18.5 feet) <br /> 57 spaces for compact cars (8 feet by 16 feet) <br /> 3 standard accessible spaces <br /> 3 standard accessible van space <br /> 4 clean air spaces <br /> 21 electric vehicle spaces <br />The other main surface parking area would be on the north side of the warehouse, as shown on <br />Figure 2-4. This parking area would consist of 59 spaces sized for tractor trailers. Tractor trailer <br />parking spaces would be 10 feet by 53 feet each. <br />In addition to vehicle parking, the proposed project would also provide on-site bicycle parking. A <br />total of 24 bicycle parking spaces would be provided in the vicinity of the office main entrance, <br />including 12 short-term spaces and 12 long-term spaces. <br />2.5.4 Landscaping <br />Approximately 41,592 square feet of landscaping would be provided throughout the site including <br />along the perimeter of the site to provide screening and a buffer between adjoining properties and <br />land uses as well as in parking islands. No landscaping is proposed on the east side of the <br />warehouse, which faces Carden Street and other commercial and industrial land uses. Instead, the <br />project would include rock mulch at the eastern project site boundary. Where landscaping is <br />installed, it would consist mostly of shrubs, providing either visual accents or screening, depending <br />on planting density. Landscaping would also include new trees. New trees would be planted <br />amongst shrubs along much of the site boundary, but also in landscaped parking islands within the <br />surface parking area designed for passenger vehicles. Trees would also be planted around the <br />proposed driveways on Hester Street, near the surface parking area designed for trailers. Trees <br />would be a mix of conifers and deciduous species. Landscaping shrubs and trees would consist of <br />species native to California. The proposed project would comply with water efficient landscape and <br />would include the planting of species that would be appropriate for the local climate and contribute <br />to conserving outdoor water use. <br />The project would also include bioswale areas to treat stormwater runoff. The bioswales would be <br />planted with a mix of native grasses, low shrubs, and sod. These bioswale areas are described in <br />more detail below in the Utilities section of this project description. <br />2.5.5 Utilities <br />Potable water service for the project would be provided by the East Bay Municipal Utility District <br />(EBMUD), the City of San Leandro potable water service provider. A new water connection would be <br />constructed on site and connect to an existing water main that is beneath the surface of the existing <br />driveway at Doolittle Drive. Generally, the new water connection would be located beneath the new <br />surface parking area on the west side of the proposed warehouse, as shown on Figure 2-7. A new <br />fire hydrant pipeline would also connect to the existing water main in the project area in accordance <br />with City code and requirements.
