<br />BROOKVALE, INC., a corporation, the first party, does hereby
<br />GRANT to the CITY OF SAN LEANDRO, a municipal corporation, the second
<br />party, a non-exclusive easement for the construction, maintenance,
<br />operation and repair iof a storm drain and all appurtenances thereto,
<br />together with the rights of ingress and egress thereto, over, under,
<br />along and across the real property situated in the City of San Leandro,
<br />County of Alameda, State of California, described as follows:
<br />BEGINNING at the intersection of the northeastern line
<br />of the California State Highway, IV-Ala-69-C (Nimitz Freeway)
<br />with the northwestern line of the tract of land conveyed by
<br />Valbrook, Inc., a corporation, to Kayness, Inc., a California
<br />corporation, by deed dated November 1, 1966 and recorded
<br />November 1, 1966, on Peel 1866, Image 683, Recorder's Series
<br />No. AY-124983, Alameda County Records; and running thence
<br />along said northeastern line,.north 48056,45" west 1709.619
<br />feet to the southeastern line of the parcel of land conveyed
<br />F. W. Valley and Gladys Valley, his wife, to Alameda County
<br />Flood Control and Water Conservation District by deed dated
<br />January 4, 1960 and recorded February 24, 1960, on Reel 33,
<br />Image 9, Recorder's Series No. AR-21307, Alameda County
<br />Records; thence along the last named line, north 41003'15"
<br />east 10.00 feet; thence along a line parallel with the
<br />northeastern line of said State Highway and distant north-
<br />easterly 10.00 feet therefrom, measured at right angles
<br />thereto, south 48056,45" east 1479.619 feet to the north-
<br />western line of the parcel of land conveyed to the City of
<br />San Leandro by deed recorded May 2, 1969, on Reel 2394, Image
<br />638, Recorder's Series No. 69-18797, Alameda County Records;
<br />thence along the last named line, north 41003'15" east 5.00
<br />feet; thence along a line parallel with the northeastern line
<br />of said State Highway and distant northeasterly 5.00 feet
<br />therefrom, measured at right angles thereto, south 48056,45"
<br />east 235.838 feet to the northwestern line of the tract of
<br />land conveyed by Valbrook, Inc., a corporation, to Kayness,
<br />Inc., a California corporation, by deed hereinabove referred
<br />to; thence along the last named line, south 62019118" west
<br />16.096 feet to the point of beginning, and
<br />CONTAINING an area of 18,289.975 square feet, more or less.
