<br />F. W. VALLEY and GLADYS VALLEY, his wife, the first parties, do
<br />hereby GRANT to CITY OF SAN LEANDRO, a municipal corporation, the
<br />second party, an easement for the installation, operation and
<br />maintenance of storm drain or drains, in, under, over, along and
<br />across the parcel of land situated in the City of San Leandro,
<br />County of Alameda, State of California, described as follows:
<br />COMMENCING on the southwestern line of Alvarado Street, as estab-
<br />lished in the deed to the City of San Leandro, recorded June 6, 1955,
<br />in Book 7680 of Official Records of Alameda County, page 577, distant
<br />thereon south 270 46' 30" east 388.00 feet from the most eastern
<br />corner of Lot 1, as shown on the map of "Tract 2672, City of San
<br />Leandro, Alameda County, California", filed November 26, 1965, in
<br />book 50 of Maps, pages 99 and 100, in the office of the County
<br />Recorder of Alameda County; thence along said southwestern
<br />line, south 270 46' 30" east 22.00 feet to a point of cusp; thence
<br />westerly along the arc of a tangent curve to the left, said curve
<br />being concave to the southwest, with a radius of 40 feet and a central
<br />angle of 90°, an arc distance of 62.832 feet; thence tangent to said
<br />curve, south 620 13' 30" west 200.00 feet; thence westerly along the
<br />arc of a tangent curve to the right with a radius of 100 feet, through
<br />a central angle of 190 56' 5411, an are distance of 34.816 feet; thence
<br />along the arc of a reverse curve to the left with a radius of 100
<br />feet, through a central angle of 190 56' 5411, an arc distance of
<br />34.816 feet to the southeastern line of the parcel of land designated
<br />as Parcel 2 in the deed to Brookvale, Inc., recorded February 6, 1969,
<br />on Reel 2341, Image 304, Instrument No. 14000, Alameda County Records;
<br />thence along the last mentioned line and the extension southwesterly
<br />thereof, south 620 13' 30" west 693.332 feet; thence northwesterly
<br />along the arc of a tangent curve to the right with a radius of 230
<br />feet, through a central angle of 380 33' 07", an arc distance of
<br />154.757 feet to the actual point of beginning; running thence south
<br />410 03' 15" west 231.373 feet to the eastern line of the Nimitz
<br />Freeway; thence along the last mentioned line, north 480 56' 45"
<br />west 10.00 feet; thence north 410 03' 15" east 225.863 feet; thence
<br />southeasterly along the arc of a curve to the left with a radius of
<br />230 feet, the center of which bears north 13' 37' 18" east, an arc
<br />distance of 11.419 feet to the actual point of beginning.
