Cooke, Principal En . eer~(f;a <br /> <br />SUBJECT PROJECT/PROJECT DESCRIPTI~~ <br /> <br />RESOLUTION APPROVING PARCEL MAP 9401 AND SUBDIVISION IMPROVEMENT <br />AGREEMENT FOR CONDOMINIUMS AT 101 CALLAN AVENUE, ASSESSOR'S PARCEL <br />NO. 077-0551-065-03, OWNER: SL 101, LLC <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />Staff recommends adoption of a resolution approving Parcel Map 9401 and the associated <br />subdivision improvement agreement for condominium purposes subject to the Conditions of <br />Approval listed in Exhibit A attached to the resolution. <br /> <br />BACKGROUND <br /> <br />Analysis <br /> <br />The subject property is located at 101 Callan Avenue, east of East 14th Street and Callan <br />Avenue. The site is approximately 0.36 acres and is currently occupied by a four-story office <br />building. SL 101, LLC requests that the building be converted to 24 commercial condominiums. <br />One floor of offices will be used as a business office for the Montessori Center. <br /> <br />The Conditions of Approval for Parcel Map 9401 requires certain improvements prior to the <br />approval of this map, namely that the damaged sidewalk, curb and gutter in front of the property <br />be replaced. The City and the applicant have entered into a subdivision improvement agreement <br />for the improvements, and securities have been received to guarantee performance. <br /> <br />Current City Council Policy <br /> <br />· Title VII, Chapter 1 of the San Leandro Municipal Code and the Subdivision Map Act set the <br />authority and procedure for processing the parcel map <br /> <br />Previous City Council Action(s) <br /> <br />Not Applicable <br />
