Cooke, Principal Engi eer J!(J ra / <br />SUBJECT PROJECTIPROJECT DESCRIPTIO~Vrl <br /> <br /> <br />RESOLUTION APPROVING PARCEL MAP 9035 FOR 2297A AND 2297B FAIRWAY <br />DRIVE, ASSESSOR'S PARCEL NO. 079A-0582-006, OWNER AND SUBDIVIDER: <br />PATSON HOMES, INC. <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />Staff recommends adoption of a resolution approving Parcel Map 9035 subject to the Conditions <br />of Approval listed in Exhibit "A" attached to the resolution. <br /> <br />BACKGROUND <br /> <br />In September 2006, the property owner received a site plan review and conditional use permit <br />(PLN2006-00038) for the construction of a new two-story single-family unit behind an existing <br />single-story home located at 2297 Fairway Drive. Approval was also granted for the conversion <br />of the existing single-family home and the new two-story residential unit into condominiums for <br />sale as two individual units. <br /> <br />Analvsis <br /> <br />The subject property is located on the north side of Fairway Drive and is approximately 13,520 <br />square feet in size. A single-story house with an attached garage is currently located on this lot. <br />A two-story residential unit is under construction behind the existing house, which is allowed in <br />the Residential Outer District (RO) if the size of the lot exceeds 12,000 square feet per Zoning <br />Code Section 2.582A. <br /> <br />All Conditions of Approval listed in Exhibit "A" of the resolution shall be satisfied prior to <br />release of the Parcel Map for recordation. <br /> <br />Current City Council Policy <br /> <br />. Title VI, Chapter 1 of the San Leandro Municipal Code and the Subdivision Map Act set the <br />authority and procedure for processing the parcel map <br />
