Cooke, Principal Engineer 1Yk$') /( <br />. r{ ( <br /> <br />SUBJECT PROJECT /PROJECT DESCRIPTION: <br /> <br />FROM: <br /> <br />BY: <br /> <br />RESOLUTION APPROVING FINAL SUBDIVISION MAP AND SUBDIVISION <br />IMPROVEMENT AGREEMENT FOR TRACT 7810 AT 1537 HAYS STREET; ASSESSOR'S <br />PARCEL NO. 075-0012-007, OWNERS: DAVID LANGON AND KATHY LANGON, <br />DEVELOPER: ARBOR PLACE PARTNERS, LLC <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />Arbor Place Partners, LLC submitted the Final Map and Subdivision Improvement Agreement <br />for Tract 7810 for City Council approval. Staff recommends adoption of a resolution approving <br />the Final Map and associated Subdivision Improvement Agreement for Tract 7810. <br /> <br />BACKGROUND <br /> <br />The subject property is located at 1537 Hays Street, between West Juana Avenue and Parrott <br />Street. The site is approximately 0.34 acres and is currently occupied by a single-family <br />residence. A Vesting Tentative Map, Planned Development (PD), Rezone, and Environmental <br />Findings for a development project of six detached single-family residences have been approved. <br />Each unit will be three stories and contain three bedrooms, three bathrooms, and an attached <br />two-car garage. The garages for all six units will face the center of the current lot where a <br />private driveway will be constructed. <br /> <br />Analysis <br /> <br />The City Engineer's Report, a copy of which is attached to the resolution, contains a listing of the <br />Conditions of Approval for the Tentative Map. The City Engineer has certified that all of the <br />Conditions of Approval have been satisfied or there is a guarantee for their completion. <br /> <br />The Conditions of Approval for Vesting Tentative Map 7810 require construction or guarantee <br />of certain improvements prior to the approval of this map, namely utilities, driveways, and <br />appurtenant work. The City and the applicant have entered into a subdivision improvement <br />agreement for the improvements, and securities have been received to guarantee performance. <br />
