Cooke, Principal Engi eer ' ~ r ~~ <br />~~.~ `~ <br />SUBJECT PROJECT/PROJECT DESCRIPTION: <br />RESOLUTION INITIALLY ACCEPTING SUBDIVISION IMPROVEMENT WORK FOR <br />TRACT 7659 LOCATED AT 635 AND 641 MACARTHUR BOULEVARD; DEVELOPER: <br />SUPERIOR MACARTHUR, LLC <br />Provides for initial acceptance of subdivision improvement work constructed by Superior <br />MacArthur, LLC (subdivider) for a development project with eight (8) townhouse units and <br />releases bonds for said work. <br />SUMMARY AND RECOMMENDATION <br />Staff recommends initial acceptance of the subdivision improvement work for the subject <br />project. <br />BACKGROUND <br />The project consists of eight townhouse units that were constructed on two vacant parcels. <br />Seven of the units consist of two bedrooms and an optional bedroom/office, three and one-half <br />bathrooms and an attached two-car garage. The eighth and more affardable unit consists of two <br />bedrooms, one and one-half bathrooms and an attached two-car garage. The townhouse units are <br />at the intersection of MacArthur Boulevard and Superior Avenue. <br />Prior to acceptance of the Final Map the developer entered into a Subdivision Improvement <br />Agreement that required construction of curb, gutter, storm drain system and sidewalk adjacent <br />to the project. The developer also contributed to the streetscape improvements that are planned <br />for MacArthur Boulevard. <br />Analysis <br />The developer constructed all public and private improvements in accordance with the approved <br />plans and City standards and within the time limits specified in the Subdivision Improvement <br />Agreement. A one-year warranty period will commence upon initial acceptance of the work. <br />The developer has submitted a maintenance security in the amount of 10% of the value of the <br />public improvements to guarantee that any defective work will be repaired or replaced during the <br />warranty period. <br />Jo ` ~Termanis <br />tr <br />Ci ` anager <br />
