Discussion Regarding Significant Pending Development Applications: <br />Community Development Director Hom explained that pre-development applications are <br />being brought to the Business Development Committee early in the application process to <br />allow for initial staff and committee comments. <br />• Residential Planned Development//Tentative Map (311 MacArthur Boulevard) <br />Planner Barros distributed the attached map of the planned development for 311 <br />MacArthur Blvd. and explained that it was currently under technical review by staff. The <br />proposed development is an assembly of five parcels owned by the Bigge family and <br />includes two single family homes, 14 townhomes and a commercial building on the <br />corner of MacArthur Blvd. and Herma Court. The developer wants to build out to the <br />conger in exchange for street work and additional parallel parking on the street. The <br />commercial space is underparked, which may be mitigated by the additional street <br />parking. The project will be scheduled for a Planning Commission worksession, in <br />addition to meeting with the local homeowners association, ,followed by a Planning <br />Commission formal hearing, and then will be brought to City Council for a public <br />hearing for the entitlement. <br />• Residential Plan~ied Development/Tentative Map (701 Fremont Avenue) <br />Planner Peneranda presented the attached map of asingle-family development at 701 <br />Fremont Avenue proposed by Trumark. The proposal for 40 detached homes on a 2 3/4 <br />acre site is in the pre-application stage. The homes are three-story with a garage on the <br />first floor and alley access. Setbacks, buffering from the industrial/commercial buildings, <br />and the possibility of acquiring the adjoining rail spur parcel to the north of the proposed <br />development is being discussed. The development would require a General Plan <br />amendment and rezoning from Industrial to Residential. The developer has set up a <br />
