Cooke, Principal Exigineer <br />~. <br />SUBJECT PROJECT/PROJECT DESCRIPTION: <br />RESOLUTION APPROVING PARCEL MAP <br />SAN LEANDRO, ASSESSOR'S PARCIJL NO <br />AND APPLICANT: TRINH HOANG <br />SUMMARY AND RECOMMENDATION <br />8216 FOR 15301 FARNSWORTH STREET, <br />080G-1369-019-00; OWNER, SUBDIVIDER, <br />Staff recommends adoption of a resolution approving Parcel Map 8216 subject to the Conditions <br />of Approval listed in Exhibit A attached to the resolution. <br />BACKGROUND <br />The subject property is a 10,258 square-foot lot that contains asingle-family home toward the <br />front of the lot and a detached one-car garage in the rear. On November 7, 2005, the applicant <br />received approval from the City Council for a planned development on the site consisting of a <br />two-lot subdivision and a new 2,700 square-foot dwelling on the rear parcel. <br />Analysis <br />Parcel Map 8216 will create two residential properties, an interior lot of 4,608 square feet with <br />51.65 feet of frontage on Burkhart Avenue, and a corner lot of 5,650 square feet with a combined <br />frontage of ] 35.8 feet on both Burkhart Avenue and Farnsworth Street. The Conditions of <br />Approval for Parcel Map 8216 require certain improvements prior to the approval of this map, <br />namely that the damaged sidewalk, curb and gutter fronting the property be replaced.
