Cooke, Principal Engin er <br />SUBJECT PROJECT/PROJECT DESCRIP ION: <br />APPROVED AND <br />FORWARDED <br />TO CITY COUNCIL <br />Jo ' ermanis <br />r <br />Ci nager <br />RESOLUTION APPROVING PARCEL MAP 9192 FOR 2412 MARINA BOULEVARD, SAN <br />LEANDRO, ASSESSOR'S PARCEL NO. 079A-0570-037; OWNER, SUBDIVIDER, AND <br />APPLICANT: NADER ZAZAI <br />SUMMARY AND RECOMMENDATION <br />Staff recommends adoption of a resolution approving Parcel Map 9192 for 2412 Marina <br />Boulevard subject to the Conditions of Approval listed in Exhibit A attached to the resolution. <br />BACKGROUND <br />The subject property is a 14,861 square-foot lot that contains asingle-family home toward the <br />front of the lot and a duplex in the rear. On January 5, 2006, the applicant received approval <br />from the Board of Zoning Adjustments for a conditional use permit on the site permitting <br />conversion of the existing three units into condominiums. <br />Analysis <br />Parcel Map 9192 will create a three unit, one lot subdivision for condominium purposes. The <br />Conditions of Approval for Parcel Map 9192 requires certain improvements prior to the approval <br />of this map, namely that any damaged sidewalk, curb and gutter fronting the property be <br />replaced. <br />Marina Boulevard is designated for underground utilities as indicated in the Underground <br />Utilities District Master Plan. As required by Section 7-1-700 of the San Leandro Municipal <br />Code, the conditions of approval required that utilities serving the site be placed underground. <br />The City has adopted a plan line for Marina Boulevard between Neptune and San Leandro <br />Boulevard by City Ordinance 67-44. In accordance with the plan line and Section 7-1-800 of the <br />San Leandro Municipal Code, the conditions of approval require that a ten foot strip of land be <br />dedicated to the City for use as public right of way. As the residences affected by this map <br />currently exist, this project will not create additional traffic and will not be required to widen the <br />roadway by constructing new pavement, curb, gutter, and sidewalk. <br />
