Raynor and Jessica K. Raynor ("Owner(s)"), hereby place a restrictive covenant on <br />the property ("Property") described below, that restricts the use of the Property for a specific <br />land use activity. The land use restrictive covenant placed on the Property shall run with the <br />Property and thus impose restrictions on all future owners and tenants unless a Notice of Release <br />is executed and recorded by the City of San Leandro ("City"). <br />CONDITIONS OF USE OF STRUCTURES <br />NOW THEREFORE, in consideration of the mutual benefits, promises and agreements set out <br />herein, the parties agree as follows: <br />1. The parties hereto agree that execution of this Declaration by Owner and City entitles the· <br />owner to remodel the one-car garage into livable area comprising: a half bathroom and a <br />laundry nook in a small hallway, a master bedroom with a full bathroom, and an office. <br />The remodel includes replacing the one-car garage with a one-car carport at the rear of <br />the house, as approved by Permit Number B19-0527. The resulting residence would total <br />three bedrooms, two and a half bathrooms, a kitchen, a dining room, a living room, an <br />office, and a study. <br />2. Maximum 4 Bedrooms. Owner agrees that the remodeled garage and the existing single- <br />family residence together shall not exceed a total of three bedrooms; unless and until it <br />and the property meet all zoning requirements for a single-family home including but not <br />limited to parking and setbacks, per the applicable Zoning Code §4-1704. <br />3. One Residential Unit.
