<br />G. Prior to the issuance of building permits for the project, the Applicant shall dedicate <br />10 feet of frontage, as shown by the Plan Line established by Ordinance 67-44, to <br />the City of San Leandro. <br /> <br />H. Prior to the issuance of building permits for the project, the Applicant shall obtain <br />an Encroachment Permit from the Engineering and Transportation Department for <br />any work within the public right-of-way. <br /> <br />I. The applicant shall construct a 10-foot widening of Marina Boulevard along the <br />property frontage constructing new City standard sidewalk, driveway, curb and <br />gutter in the same alignment as the existing curb and gutter east of the properties <br />prior to receiving final occupancy for the building. <br /> <br />J. Prior to the issuance of building permits, the Developer shall submit for approval by <br />the City Engineer, an estimate of the cost of all work and improvements to be <br />performed within the public rights-of-way. <br /> <br />K. Construction activity within the City's right-of-way shall not commence prior to <br />8:00 a.m. and shall cease by 4:00 p.m., Monday through Friday, unless otherwise <br />approved in writing by the City Engineer. There shall be no construction activity <br />within the City's right-of-way on Saturdays, Sundays and federal or state holidays. <br />Truck hauling activities shall be restricted to 8:00 a.m. to 4:00 p.m., Monday to <br />Friday, unless otherwise approved by the City Engineer. <br /> <br />L. The City's municipal storm water permit requires that the project implement site <br />design measures to minimize land disturbance, the creation of impervious surface <br />area and changes in volume, flow, rate, timing and duration of runoff. It requires the <br />project to implement source control measures and post-construction storm water <br />treatment controls that control sources of pollutants associated with the post- <br />construction phase of a project. Examples of appropriate site design features, source <br />control measures and post-construction storm water treatment controls can be found <br />on the Alameda Countywide Clean Water Program (ACCWP) website: <br />www.cleanwaterprogram.org. <br /> <br />M. The City's municipal storm water permit requires that all runoff be treated to <br />remove sediment and water borne pollutants prior to discharge into a public facility. <br />Examples of control measures include, but are not limited to: routing of pavement <br />and roof runoff through vegetated swales, vegetated filter strips or landscaped areas <br />in lieu of direct hydraulic connection to the storm drain system; structural control <br />measures, such as sand filter(s) or other methods that may be proposed by the <br />applicant and approved by the City Engineer to intercept and pre-treat storm water <br />prior to discharging to the storm drain system; and/or other Best Management <br />Practices that the applicant may propose. <br /> <br />Conditions of Approval <br />PLN2005-00 122 <br /> <br />January 5, 2006 <br />Page 4 of6 <br />
