<br />N. Prior to the issuance of Building Permits for the project, the landscaping and <br />irrigation plans for the project shall be approved by the Development Services and <br />the Engineering and Transportation Department. All landscaping shall be designed <br />with efficient irrigation practices to reduce runoff, to promote surface infiltration <br />and minimize the use of fertilizers and pesticides that can contribute to storm water <br />pollution. Where feasible landscaping should be designed and operated to treat <br />storm water runoff. Landscaping and other surface features shall be located as not to <br />impair sight distance at driveways. <br /> <br />O. The Developer is also responsible for ensuring that all contractors and <br />subcontractors are aware of and implement all storm water quality measures. Failure <br />to comply with the approved construction BMPs shall result in the issuance of <br />correction notices, citations and/or a project stop order. <br /> <br />P. During construction the following high standards for sanitation are required: <br />Garbage cans, construction dumpsters, and debris piles shall be removed on a <br />minimum weekly basis. All food related trash items such as wrappers, cans, bottles, <br />and food scraps shall be disposed of in closed containers only and shall be regularly <br />removed from the site. Inspections, conducted as part of the regular construction <br />compliance, will be conducted to ensure compliance of the Developer and <br />contractors with this requirement. <br /> <br />Q. No construction materials and/or equipment shall be stockpiled or parked within the <br />City right-of-way without the City Engineer's approval. <br /> <br />R. Trash enclosures and/or recycling areas must be completely covered; no other area <br />shall drain onto this area. <br /> <br />S. For large air conditioning units the condensate lines shall be directed to landscape <br />areas, or alternatively connected to the sanitary sewer system. <br /> <br />T. Roof drains shall discharge to an unpaved area wherever practicable. <br /> <br />U. Prior to issuance of building permits, revised plans shall be submitted showing the <br />parking stalls with a length of 18' -5" instead of 18' . <br /> <br />V. Wheel stops shall be installed in each ofthe 12 on-site parking stalls so that vehicles <br />overhangs will not encroach into sidewalk. <br /> <br />W. One ofthe three proposed on-street parking spaces shall not be allowed as shown on <br />the plan for drivers' sight visibility reasons.
