<br />City of San Leandro <br />Civic Center, 835 E. 14th Street <br />San Leandro, California 94577 <br /> <br /> <br />2 <br /> <br />August 24, 2006 <br /> <br />Ms. Melinda Jackson <br />President of the Condominium Association Board <br />Garden Terrace Condominium <br />1599 Hays Street, No. 401 <br />San Leandro, California 94577 <br /> <br />Subject: <br /> <br />Summary of the City's and Applicant's Response to Items Discussed <br />at the July 26, 2006 Meeting with Garden Terrace Owners Regarding <br />tbe Proposed Arbor Place Development at 1537 Hays Street. <br /> <br />Dear Ms. Jackson: <br /> <br />This letter and the following points listed below summarizes City staffs and the applicant's <br />response to our July 26, 2006 meeting with the interested owner of Garden Terrace <br />Condominium. The purpose of the meeting was to look at possible measures that the <br />applicant could take to address the concerns expressed by Garden Terrace property owners <br />over privacy, views and property values. <br /> <br />. Garden Terrace indicated a preference for 5 units, with one unit being dropped on the <br />south side of the property, which abuts Garden Terrace. Staff explained that with a <br />positive recommendation from the Planning Commission, the developer was not <br />required to redesign the project at this time in the process. <br /> <br />. Revision to Plans. After review of by the City Engineering staff, the applicant agreed <br />to shift the three homes on the southerly side of the site an additional 2.5 feet to <br />provide more separation from the Garden Terrace building- from 10 feet to 12.5 feet. <br />The applicant agreed to install obscured (frosted) glass on the second and third floor <br />rear facing windows of the project facing Garden Terrace. The applicant agreed to <br />build trellis features over the rear of the buildings facing Garden Terrace to minimize <br />views ofthe rear yards and to plant trees in the yards of those three units. <br /> <br />. Additional Information. The applicant agreed to install the story-poles for the <br />building walls adjacent to Garden Terrace. The story-poles have been erected and are <br />set at 28 feet, the height to the third floor top wall plate.
