The applicant has agreed to reimburse the Garden Terrace Owners <br />Association of the fess to perform the cleaning of the north-facing windows and the <br />north-side facing exterior wall of the Garden Terrace building after construction at <br />Arbor Place has been completed. The applicant has contacted a house moving <br />company and the company is researching the possibility of moving the home. The <br />applicant reaffirmed that the proposed plans, as submitted, includes tree planting <br />along the rear yards facing Garden Terrace to help mitigate privacy concerns between <br />the properties. <br /> <br />. CC&Rs and Road (Drivewav) Maintenance Agreement. however no HOA. The <br />applicant feels the project is too small to maintain a Homeowners Association <br />(HOA). There is no common area (i.e., park, common open space, and common <br />landscaped setback) designated on the proposed plans. The driveway and the <br />proposed subdivision would be governed by CC&Rs and a Road Maintenance <br />Agreement. <br /> <br />. Guest Parking Spaces. The applicant and architect studied the possibility of relocating <br />the two guest parking spaces located in the southwest portion of the site and <br />relocating them in between the homes on the south side to create more space in <br />between the homes. The applicant found that the revision to be impractical to the <br />proposed development plans. The revision would increases the amount of paving, <br />reduce tree planting and landscaped areas, and it would result in glare from headlights <br />into the lower windows of the Garden Terrace when the guest spaces are used.
