<br />all costs associated with the review of the final landscape and irrigation <br />plans. <br /> <br />C. Prior to approval of Final Map, the developer shall submit final plans and <br />details for the perimeter fencing and the fencing that encloses the private <br />yards to the homes for the review and approval of the Community <br />Development Director. The plans and details shall show location, height, <br />and construction details showing materials and finishes to be used for <br />construction. The landscaping adjacent to the common driveway, within <br />15 feet of the Hays Street right-of-way line, shall be maintained so it does <br />not exceed three feet in height above the top of the nearest adjacent curb <br />and gutter to allow for adequate sight distance, or unless otherwise <br />approved by the City's Transportation Engineer. <br /> <br />D. Prior to approval of Final Map, the developer shall submit final plans, <br />details and specifications for the entry arbor arching over the driveway for <br />the review and approval of the Community Development Director, Fire <br />Marshal and City Engineer. Said plans and details shall include adjacent <br />planters and vine planting. <br /> <br />E. Prior to approval of Final Map, the developer shall submit final details and <br />specifications, including material samples for the driveway serving the <br />homes for the review and approval of the Community Development <br />Director and the City Engineer. Said driveway detail and specifications <br />shall include colored concrete with tooled joints and colored-stamped <br />concrete as illustrated on Exhibits Band C. <br /> <br />F. Prior to issuance of building permits, all building plans and specifications <br />shall be submitted for review and approval to the Community <br />Development Director to ensure the quality of the exterior design. Said <br />plans and specifications shall indicate the exact type of stucco siding and <br />trim, stucco, wood brackets, rafter-tails, wood siding, wood trim, <br />architectural grade composition shingle, and hung windows (with <br />simulated divided glass) to ensure that the new single-family residence's <br />exterior materials and finishes meet the standards specified in the <br />approved exhibits. In addition: the final interior depth of the garages shall <br />have a minimum dimension of 20-feet; balconies on the second floor <br />facing the interior driveway shall be provided on each unit; the building <br />setbacks from the north and south interior property lines shall maintain a <br />minimum setback of 10 feet from said property lines; the. garage doors <br />facing the driveway shall be enhanced by the following methods: recessing <br />the garage/garage door, providing a projecting element (i.e., trellis above <br />the garage door, and/or upgrading the garage door to a sectional roll-up <br />door that appears to have a carriage-door appearance). Any changes to the <br />approved building plans and/or specifications must be made in writing to <br />the Community Development Director, who may either administratively <br />approve the modification or bring it back to the Plarming Commission for <br />review.
