<br />approximately 1,455 square feet of living area, which includes three <br />bedrooms and three bathrooms. Each unit would have an attached two-car <br />garage. Assessor's Parcel Number 75-12-7. <br /> <br />B. No application for amendment of the application or Conditions of <br />Approval may be submitted or accepted for processing by the city unless <br />(i) there is full compliance with all terms of the application and Conditions <br />of Approval; or (ii) the Community Development Director can waive <br />compliance with the terms of the application ifthey are minor in content. <br /> <br />C. Construction of the project shall remain in substantial compliance with the <br />approved exhibits and plans. Any change to the project design, materials <br />or colors shall be subject to the review and approval of the Community <br />Development Director who may administratively approve minor changes, <br />or for more substantial changes, require review by the Plarming <br />Commission and/or City Council as a modification to the Planned <br />Development. <br /> <br />III. ADDITIONAL PLAN SUBMITTALS <br /> <br />A. Prior to approval of Final Map, the developer shall submit final landscape <br />and irrigation plans for the review and approval of the Community <br />Development Director and the City Engineer. The plans shall include such <br />details as, tree size, species and location; shrubs, vines and groundcovers; <br />installation specifications; irrigation details; water conservation <br />techniques; and maintenance programs, and shall include the following: <br /> <br />1. A generous amount of trees, shrubs, vines and ground cover which <br />provide seasonal color and varieties which are hardy to the San Leandro <br />area. <br /> <br />2. The proposed trees for the Hays Street frontage landscaping shall be <br />specimen size having a minimum size of 24-inch box, and where the <br />remaining trees planted on the project site shall be a minimum size of <br />15-gallon containers. <br /> <br />3. The trees to be situated in the planters along the common driveway shall <br />be planted even with or behind the ground floor plane of the building <br />walls. <br /> <br />4. Fencing exceeding three feet in height shall not encroach into the <br />landscaped setback along the Hays Street frontage. <br /> <br />B. The final landscape and irrigation plans shall reduce on-site water <br />consumption and reduce the energy required for the pumping and <br />distribution of water; drought-resistant native species shall be used for site <br />landscaping where possible. The City may retain a landscape architect to <br />review the final landscape and irrigation plans to ensure compliance with <br />the exhibits showing landscaping.
