<br />B. The fire flow water requirement and hydrant spacing requirement for the <br />project shall be subject to the review and approval of the Alameda County <br />Fire Department. <br /> <br />C. On the Final M~p, the driveway shall be posted 'NO P ARKlNG - FIRE <br />LANE.' <br /> <br />XI. INCLUSIONARY REQUIREMENT <br /> <br />A. Prior to issuance of building permit for the construction of the project the <br />applicant/property owner shall pay to the City's Affordable Housing Trust <br />Fund an in-lieu fee equivalent to 0.9 of the median sales price of a three- <br />bedroom single-family dwelling unit in San Leandro, minus the <br />Affordable Ownership Cost, as determined by the Community <br />Development Director. <br /> <br />XII. GENERAL CONDITIONS <br /> <br />A. Prior to approval of the Final Map, a lighting plan and specific driveway <br />lighting details regarding location, candle power, and light levels shall be <br />reviewed and approved by the City Engineer. <br /> <br />B. Anyon-site driveway lighting shall be high pressure sodium or other <br />energy conserving lighting and shall be designed and located so as not to <br />interfere with traffic on adjacent streets and so as not to shine on adjacent <br />properties, details subject to the approval of the City Engineer. In addition, <br />anyon-site driveway lighting shall include decorative posts and/or fixtures <br />where the final details and specifications shall be subject to the review and <br />approval ofthe Community Development Director. <br /> <br />C. Conditions of approval shall be recorded against each created parcel to <br />include a provision in which the homeowners and/or residents of the <br />property shall not park or store boats, trailers, camper tops, inoperable <br />vehicles and the like outside the buildings, within the project. In addition, <br />the recorded conditions shall include a provision in which the homeowners <br />shall not obstruct the garage to prevent its use for vehicle parking. <br />Furthermore, the recorded conditions shall include a provision prohibiting <br />the use of the rear private yard areas for outdoor storage and prohibiting <br />the areas from appearing cluttered. The conditions shall state the rear yards <br />can be furnished with plants and patio furniture. These conditions shall be <br />included in the CC&Rs. <br /> <br />D. All exterior mechanical equipment such as air conditioninglheating units <br />and radio/television antennas shall be screened from view so as not to be <br />visible from adjacent properties or streets to the satisfaction of the <br />Community Development Director.
