<br />homes, indicate that the proposed project will be appropriate in scale to the surrounding <br />neighborhood and should have minimal impact on the surrounding neighbors privacy, access to <br />light and air, as well as enjoyment of views of the San Francisco Bay and surrounding hills. Staff <br />recommends that the Board of Zoning Adjustments make the attached Findings and approve <br />PLN2005-00063, subject to the recommended Conditions of Approval. <br /> <br />APPLICANT'S SUPPORTING STATEMENT <br /> <br />See attached. <br /> <br />RELATIONSHIP TO SURROUNDING AREA <br /> <br />The subject property is 64,708 square feet (1.49 acres) in size and is located at the eastern <br />terminus of Darius Way. The surrounding properties within the City's boundaries are zoned RS- <br />VP, Residential Single-Family View Preservation Sub-District and include homes originally <br />developed as part of Bay-O-Vista and the newer Langon Subdivision (approved by the City Council <br />in 1989). The surrounding properties are developed with single-family homes. The residential <br />development to the south lies outside the City of San Leandro in an unincorporated area of <br />Alameda County. <br /> <br />DETAILS OF THE PROPOSAL <br /> <br />The proposal includes three structures: the main house in the center of the lot, an in-law "carriage <br />house" toward the front of the lot, and a pool house toward the rear of the lot. <br /> <br />Main Dwelling <br /> <br />The main dwelling is oriented in a north-south direction, with the front door facing the western <br />(front) property line. The structure is built slightly into the hillside in a terraced configuration <br />with the "garage" level at the lowest grade and the "main" and "bedroom" levels stepped back <br />into the hill as it slopes up to the north. <br /> <br />The home will be three stories ("garage", "main", and "bedroom" levels) encompassing a total of <br />10,679 square feet. The home is proposed with a total of seven bedrooms and seven and one-half <br />bathrooms. The lower basement/garage level of the home would have a 985 square-foot <br />garage/workshop (non-conditioned space) and a media/game room, au pair suite with one <br />bedroom and one full bathroom, and a wine storage area. The main level contains the kitchen, <br />dining room, living room, family room and pantry as well as an office and a guest suite. The <br />main level also contains approximately 1,020 square feet of external deck space. The bedroom <br />(third) level includes a master bedroom suite, with full bathroom and walk-in closet, and three <br />bedrooms and three full baths. The third story also has approximately 532 square feet of wood <br />decks. <br /> <br />Stucco and wood siding is proposed for the exterior, with a fire-rated shingle roof.
