The garage doors will be raised panel <br />embossed metal sectional roll-up type. <br /> <br />The front of the main house would have a 256-foot setback from the Darius Way front (west) <br />property line. The side yards maintain a minimum setback of 65 and 30 feet on the north and <br />south side, respectively. The rear (east) setback is 105 feet at the closest point. <br /> <br />Utilizing the method of height measurement indicated in Section 2-536 C of the Zoning Code <br />(measurement taken perpendicular to the slope and measured to the maximum height of the <br />roof), the home would have an approximate height of 30 feet at the highest point on the terraced <br />slope. <br /> <br />Carriage House (secondary dwelling) <br /> <br />The secondary dwelling is oriented to face toward the main house, with the front door facing the <br />rear, easterly property line. The structure is built slightly into the hillside in a terraced <br />configuration with the garage level at the lowest grade and the living area on the second floor. <br /> <br />The in-law unit is proposed with a living area of 450 square feet which includes one bedroom, a <br />full bathroom and a kitchen, a 576 square-foot garage, and decks and stairwells totaling 300 <br />square feet. As described for the main house, stucco is proposed for the exterior, with a shingle <br />roof, wood-framed windows and sectional roll-up type garage doors. <br /> <br />The front of the carriage house is setback closer to the front property line, in front of the main <br />house. The front (west) setback is 160 feet. The side yards maintain a minimum setback of 72 <br />and 92 feet on the north and south side, respectively. There is an approximate 62-foot separation <br />between the carriage house and the main house. The average roof height of the carriage house is <br />24 feet. <br /> <br />Pool House <br /> <br />Floor plans and detailed elevations ofthe pool house have not been included in this application, <br />as the structure does not require discretionary approval. It is shown on the site plan setback 12 <br />feet from the rear property line and 25 feet from the side property line. The setbacks and floor <br />area of this accessory building conform to the RS- VP development regulations. Detailed <br />elevations and floor plans will be required prior to issuance of building permits. <br /> <br />Overall Proiect <br /> <br />The proposed architecture for the project is predominantly modern craftsman with use of <br />substantial wood trim for the windows and doors, heavy wood brackets under the roof eaves and <br />a use of both wood siding and stucco exterior materials. The elevations for the main house and <br />the carriage house show a variety of windows, gable projections and roof lines.
