<br />EXHIBIT" A" <br /> <br />CITY ENGINEER'S REPORT <br />FOR <br />FINAL MAP FOR TRACT 7579 <br />14953,14969, AND 14981-14985 WASHINGTON AVENUE <br /> <br />FINDINGS <br /> <br />Pursuant to the provisions of Section 7-1-315 of the San Leandro Municipal Code, I have <br />examined the Final Map for Tract 7579 and find that it is in substantial conformance with the <br />approved Vesting Tentative Map, and that the subdivider has either satisfied or provided security <br />for the improvements in compliance with Title VII, Chapter 1 of the San Leandro Municipal <br />Code and the State Subdivision Map Act and requirements of the Conditions of Approval, which <br />are described below, for Vesting Tentative Map Tract 7579. <br /> <br />CONDITIONS OF APPROVAL <br /> <br />I recommend the following Conditions of Approval for Vesting Tentative Tract Map 7579: <br /> <br />A. GENERAL COMMENTS <br /> <br />1. Site Improvement Plans for all on-site improvements and street improvement plans <br />for off-site improvements shall be prepared by a Registered Civil Engineer and <br />approved by the City Engineer prior to approval of the Final Map. All improvements <br />shall be designed and constructed in accordance with the City's Subdivision <br />Improvement Standards. Off-site improvements include, but are not limited to, the <br />following: drainage, utilities and landscaping; water mains and fire hydrants; sanitary <br />sewer system; utility undergrounding; road widening, traffic signal modification, and <br />any other off-site improvements listed herein, or as determined by the City Engineer <br />to be necessary for a complete and acceptable public improvement project. <br /> <br />2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval will begin on <br />the date of the conditional approval of this Project. If the applicant/property owner fails <br />to file a protest within this 90-day period, complying with all of the requirements of <br />Government Code Section 66020, they will be legally barred from later challenging any <br />such fees, dedications, reservations or other exactions. <br /> <br />3. Public Utility Easements (PUE) shall be provided over all off-site and on-site <br />improvements that do not already have easements. Developer shall dedicate public <br />utility and emergency access easements on the Final Map, as directed by the City <br /> <br />Page 1 of9 <br />
